You won’t get rich this way. You just get to LIVE RICH.

This is an untapped MONSTER that not many people talk about or know about. Granted, if you have a cash tight business where you DO HAVE inventory and AR’s this game wont work. In fact, it will eat you alive. Capital One, Chase etc. know this. They’ll hammer you at 18% or more interest. But if you run your business the way I instruct – you can kill it. And kill them in the process.

In fact, this is something that popped up in the DODD FRANK act back in the day in the name of CONSUMER PROTECTION. WHAT KIND OF INSURANCE DO YOU NEED FOR YOUR GROUP HOME OR SOBER HOME?

      WHAT KIND OF GROUP HOME INSURANCE DO I NEED                             AND WHERE DO I GET IT?                                                       ,


I have received this exact question from two of my private mentoring clients over the last week and another 3 or 4 emails on it so I figured I’d answer it for you

You have basically three types of insurance:

1. Property insurance – this is the insurance you get to cover your property from fire, hail, lightning etc

2. Business insurance – this is the type of insurance you get to cover your group home from a wide variety of issues. Check out the insurance above (Philadelphia is a good provider for Sober Homes, Assisted Livings, Group Homes etc)

3. Excess Liability  – This covers you from people slipping and falling etc

There are other types of insurance you need to know about and that I cover in my GOLD COURSE (like workers comp insurance, auto insurance etc) but by and large #2 above is the one you need to have / know about.

What Is the Best Way and How To Advertise Your Group Home? Hint – it is not the yellow pages

OK folks, if you are still living in the stone ages then yes, go with the YELLOW PAGES…there are HUNDREDS AND HUNDREDS of people looking through the yellow pages each decade for group home housing. Re-Read that last sentence if you are too slow to grasp or if you have not had your coffee yet!

If you want to know how to advertise your group home ask yourself the following question – HOW DID YOU FIND THIS WEBSITE?

Look, I am not a coder, an HTML specialist or anything along those lines. In fact, I barely know a thing about the internet. But one thing I do have is common sense…and as the saying goes, common sense aint that common!

Common sense dictates that those interested in something are going to look on their cell-phones USING THE INTERNET to find a group home, care home or sober home. It is literally that simple.

On a daily basis, my GROUP HOME EMPIRE is probably receiving in the neighborhood of 15 – 30 internet generated leads. So yes, basically from 7 AM  – 10 at night 2-3 phone calls and texts PER HOUR are coming in looking for housing. It doesn’t take a brain surgeon to determine that this is a business with HUGE DEMAND when you get that quantity of leads every day.

HOW DO I SCREEN MY GROUP HOME LEADS TO MAKE SURE THEY WILL QUALIFY?

Well look, everyone has there own way of doing things. Some of my house managers and operations guys like to dilly-dally on the phone and beat around the bush. I tell them to do what I do but they don’t always listen. That’s OK. I let them run the business as they see fit. But when the un-answered GOOGLE VOICE phone calls get routed to me (and I actually decide to pick up rather than send the voice transcription to my HOUSE MANAGERS like I teach my Students to do in the GOLD COURSE) here is how the conversations always go:

Me: “Hi, this is Andy XYZ Housing. Are you looking for housing for yourself or for someone else” (notice that I do this to determine if they are the actual client or if they are a social worker, case worker or family member”

Them: ” “Hi, I am X Case manager with XYX organization. I have a client that…BLAH, BLAH, BLAH”

Me: “Mam (or sir) pardon my interruption but I don’t want to waste your time. I literally have another 30 people that either have called or will be calling in the next few minutes. Let me get right to the point. We provide housing and related services for folks with a wide variety of disabilities. Our starting price is $595 per month, all bills paid, food included for our BRONZE PACKAGE. That is for a shared room. The price goes up from there. I can tell you more about our SILVER, GOLD and PLATINUM packages that go from $675 – $2,000 per month but first let’s make sure that your client can afford these options. Are they on SSI or SSDI or do they have someone that will be paying on their behalf?”

Them: “They are on SSI. They get $750 per month”

Summary:

 SCREEN YOUR PHONE CALLS ASAP! Don’t waste time! I see some of my house managers trying to be polite and afraid to ask the TOUGH questions. The tough questions are

HOW WILL THE CLIENT AFFORD TO PAY THE RENT!

Remember, if the client cant or wont pay – YOU DO NOT HAVE A BUSINESS. IF YOU DO NOT HAVE A BUSINESS, YOU CANNOT EAT AND YOUR OTHER CLIENTS WILL NOT HAVE A PLACE TO LIVE!!

If you want to be polite and have 60 minute conversations with people before asking them about their income – go work at a local charity! The GROUP HOME BUSINESS is a BUSINESS that will allow you to help others and help yourself. But you MUST ask the tought questions right off the bat.

AND REMEMBER WHERE THE LEADS COME FROM. THE INTERNET!

I dont have much time today so here is your 8 step checklist for GROUP HOME MARKETING SUCCESS LIKE I TEACH IN MY GOLD COURSE

#1. You need a list of case workers and social workers in your area. If you are in a BIG CITY, you need at least 250 – 300 of them

YOU MUST HAVE THIS IN ORDER TO SUCCESSFULLY MARKET YOUR GROUP HOME

#2. Sign up for mail chimp or another free email service. Email these case workers and social workers 1-3 X per week

#3. Sign up for E-Fax and BLAST emails to these offices daily

#4. 80% of sales occur after after the 5th close. You will not lease up a house in 1 month if you are starting from ground zero

#5. You need to build PERSONAL relationships w these doctors, nurses and case workers

#6. Doughnuts AND breakfast Tacos with your marketing materials! Drop off Breakfast at the hospitals, VA clinics etc. Do lunch and learns

#7. Advertise online. A www.placeformom.com, google etc

#8. GET A WEBSITE! If you dont have a website, you are in the STONE AGES. People are not looking in the yellow pages anymore. You can build your own for $500 – $4,000 or you can use the same one that we use. We charge about $700.

Today I want to tell you the science behind why so many of life’s cliches are true. Let’s start with one:

WHAT YOU SEE IS WHAT YOU GET

As Charlie Munger likes to say,

“in life, you get what you deserve”

I believe this to be true. You see, when you tell yourself

“I just can’t find any good house managers “…what you SEE (and believe) is literally what you get.

Remember,

“IN LIFE, YOU GET WHAT YOU DESERVE”

WHAT DO YOU DESERVE?

DON’T YOU BELIEVE “DEEP DOWN” THAT YOU DESERVE BETTER?

If you do, then you need to see it and believe it.

YOU NEED TO BELIEVE THAT THERE ARE GREAT HOUSE MANAGERS OUT THERE.

GUESS WHAT? THERE ARE!

Similarly, you need to SEE AND BELIEVE that there are good maintenance people, operators, deals, low rents and good tenants that will pay etc.

I could tell you a million stories, but lets start with this one….

One of my maintenance guys is probably THE NICEST AND MOST QUALITY HUMAN BEING you could ever imagine. The guy is at the properties EVERY SINGLE DAY at 6 AM – 7AM and literally does EVERYTHING from digging ditches to patch plumbing leaks, to painting rooms, to cleaning out messy rooms, to killing bed-bugs to transporting clients.

HE IS A STUD.

We could have been like SO MANY OTHERS and never found anyone good…. but guess what?

WE DESERVED TO FIND A GUY LIKE HIM.

WE TREAT HIM WELL

I GET HIM CHRISTMAS PRESENTS, I TAKE HIM TO LUNCH AND I PRAY FOR HIM. I don’t want to turn this into a religious prate, but this is the truth.
