3 Outsourcing “Tricks” to Scale Your Group Home Business

Do you want to work ON your Group Home Business, or IN it?

There is no right or wrong answer here but it’s a simple question you need to ask yourself before moving forward in this business.

We have some 10-PART COURSE MEMBERS who are licensed to perform health care for their clients and love doing so. Their goal is simply to do what they love and be their own boss. Using funds typically from the Government, they provide all of these services as well as one that is key to YOUR Group Home business…

Housing.

“Rapid Rehousing” is just like it sounds. This organization works with homeless vets to get them back on their feet and into civilian life.  Part of this process is transitional housing that the organization pays for, but they need YOU to provide the housing! They are not in the Real Estate business and don’t want to be. Most of the “landlords” who are in the Real Estate business DO NOT work with these populations. Think about it, you’re motivated to care for people and spend the time reading all of these emails. Do you think the average landlord is?

#2) Outsourcing of any Licensed Care

We are not nurses or medical professionals, don’t have any medical licenses, and none of our properties are licensed facilities. We don’t employ any licensed staff either. So what happens if one of our tenants needs a nurse on hand?

If you guessed “Outsourcing”, give yourself a pat on the back! As you can see in the pic above, there are hundreds of companies in a metropolitan area that you can use. They handle the billing, insurance, scheduling, payroll, licensing, regulations, and care!

Again, are we missing out on a stream of revenue? You betcha! Hopefully you have figured out why we haven’t felt the need to establish a medical services company. If not, GO DO THE MATH!!

 

#3) Outsourcing of Collections

Many of our tenants and/or their loved ones find us via our website. They might not be working with a caseworker at one of the organizations we market to that is paying for their housing. They need affordable housing though! Do you know how much the average Social Security check is?

$1300 Per Month! 

SSI has not kept up with inflation, so the safety net that many of our Seniors have been paying into their whole working lives, is NOT SAFE! It’s very hard to live off of such a tight budget, and for many people this is all that they have.

Unlike most traditional “landlords”, we do not require our tenants to have good credit, good rental history, background checks, and a full-time job making 3x the rent amount.

Now, could you imagine what our Operational Managers’ lives would be like needing to collect rent from 150 – 200 unqualified tenants every month?

How do we avoid this?

Did you guess “Outsourcing” and just earn another pat on the back???

That’s right! We outsource the collections. This does not mean we have loan sharks calling all of our tenants and hunting them down. It’s much simpler (and nicer) than that.

Little do most people know, but you can become a Social Security Recipient’s “Payee”. There’s a process to go through so the funds go directly to you. Then you help the tenants pay their bills (including their housing payment).

Little do even less people know, is that there are companies out there IN THE BUSINESS of doing this. They charge a small fee, typically 1 – 3% of the overall funds managed.

Check out the circled part of the picture above. Part of the service they provide is “paying bills”. The housing payment to YOUR Group Home is just one of these bills!

Why Most NYE Resolutions are ALREADY in the Graveyard

It’s the 2nd month of 2021.

If you’re like most people, you had a Grandiose plan of New Year’s Resolutions in January, and then like 80% of those people, they’ve failed already.

Don’t let this get you down though!

But do not fall victim to the #1 killer of Resolutions:

THE LACK OF A PLAN

I was listening to a great business podcast the other day and they explained this perfectly.

Most people focus on the Goal, and not the steps to GET to that goal.

For example, “I want to start a Group Home”

You are not going to just “start a group home”. It’s not a 1-day process. There is not a magical application to fill out. You don’t just decide to “start a group home” and homes and clients are given to you. It’s a process and you need a plan.

Here is an example:

1) GET THE FREE 10-PART COURSE if you haven’t already. This is an online digital library filled with how-to guides, videos, and sample material for every step of the way.

2) Answer your basic questions so you’re confident. This is the one that baffles me the most….WE ARE RIGHT HERE! Do you know how and why you can start with no license? Is outsourcing familiar to you? Do you know how to even get paid? How to get referrals?? Then email us ASAP or watch this free (not for long) webinar.

3) Market your services FIRST. Do not spend 1 dime on furniture, supplies, or housing before doing the following.

4) Get a WEBSITE. Check out our option there, or you can spend a couple of weeks designing your own to save a couple of bucks. That’s the one we use.

5) Build your contact list. You need to get referrals and you need people to refer you. This is the #1, time-consuming, and ongoing process. You need caseworkers, social workers, social service programs, hospitals, clinics, nursing facilities, home health agencies ETC ETC. If you’re in a populated area there are hundreds of people that could send you referrals. You need to find them and our 10-PART COURSE will tell you how.

6) Start marketing! 1-5 is the beneath the surface level stuff you need to do that nobody will see. It’s not flashy but you will not find many successful Group Home owners that did NOT do steps 1-5. Now you should feel confident about starting to network in your community. You do not have to be an expert. You do not have to have a home yet. It’s as simple as making calls like this.

7) Repeat that step as much as you can until your confident enough to do the next step. That woman we spoke with during step #6 was working with an organization needing to find housing for THREE HUNDRED PEOPLE that month! She has been following up with US. How many connections like that would you need to make in order to feel comfortable taking on a new house payment?

8) Get a house! You don’t need to be a cash buyer. You don’t need to even purchase one. A lot of our members get started by leasing and if you’re on too tight of a budget to do that then you can partner with a landlord.

9) Put a system in place to scale if that’s your goal (like ours). If so, you can’t be the 1 person managing the house and providing all of the services. #1. Keep water on! The last thing you want are busted pipes from frozen water. Want to talk about an absolute fortune? Let your water pipes break.

#2. No power? Yup. Rolling blackouts? Yup. Sorry to tell you, but you can’t do anything about it. Bundle up. Make sure your residents are bundled up and staying as warm as possible.

#3. Low water pressure? Comes with the territory. Hopefully, your water pipes arent broken! (See #1)

#4. Food. Hopefully, you follow our 10-PART COURSE methodology and are not responsible for food. Why? First, it can cost you a fortune if you don’t know what you are doing. Second, it is a total waste of time going to the grocery store. Third, they will eat you out of house and home.

#5. Constant Monitoring. Look, even at regular B-Grade apartment buildings, the tenants will forget what you tell them. Make sure you have 2X daily reminders to run the water and stay warm

#6. (If Possible) – Make them re-sign the licensee agreement. Your job right now is to prevent frivolous lawsuits- i.e. slip and falls. Do what you can to plow snow, but also make them aware of the hold harmless agreements.
