Let’s Time Travel

The year is 2025

There has been multiple variations of a famous virus, causing numerous lock downs, closings, and ultimately many many business to close.

After years of printing dollars to support the unemployed, the dollar is almost worthless.

What was once just a “stimulus check” is now a monthly deal that many many people depend on.

The massive wage gap that we have RIGHT NOW has been given a shot of economic steroids.

There are 2 classes of people.

1) Those that rely on government assistance.

And

2) Those that depend on themselves.

The second group does not need to rely on a government penance. They travel freely. They fly private. They own property in multiple states and countries. They invest in Real Estate, Land, online businesses, cryptocurrency and government connections.

They saw this moment coming YEARS ago because they listened to people like Brandon and Andy and the thousands of other people screaming at the top of their lungs about this stuff. They capitalized.

They are free.

The 1st class of people are NOT. They are slaves to their J-O-B’s if they even have that “luxury, UBI (this is just a weekly or monthly “stimulus check”. It’s already in the works. Google it.) and will never escape a life of extreme modesty if not poverty.

So let’s hop in our time machine to 2025…

Think of this moment as a “fork in the road” of your life. If you are not on the path to be one of the “HAVES”, guess what path you ARE on?

There’s only 2 paths.

SOON THERE WILL BE NO MORE MIDDLE CLASS.

Chances are that you either work in the medical field or that you’re interested in Real Estate investing or a combination of both.

You’ve probably read a ton of misleading information on the internet telling you about all of the paperwork, regulations, licensing and zoning approvals that are required .

You think that you need to purchase a property first.

You think that you need to wait on that property for months with an empty house waiting for some bureaucrat to come and inspect your property and allow you to start taking your tenants in.

You probably think that this will cost hundreds of thousands and take 6 – 12 months.

And you’re right if you go with the business model that those people are talking about.

Or you can go with our FREE 5 PART COURSE (CLICK HERE FOR MORE INFO).

It is essentially exactly what that landlord in the above ad is doing but our marketing is different. You can tell from our website that we offer for you to use HERE.

And we are NOT licensed or certified or anything like that. We outsource all of that. We have a simple solution to avoid that and there is a whole section in our FREE 5 PART COURSE (CLICK HERE FOR MORE INFO) going over the Federal housing laws we adhere to.

A Brief Guide to Starting a Group Home For the Elderly

Elderly group homes, often known as elderly foster care homes, are becoming more common. Learning how to build a small group senior foster home will grow increasingly important as the “baby boom” generation ages. People require varied degrees of assistance as they age. An elderly foster care facility responds to those unique requirements while providing the elderly person as much independence as possible.

Many states require the facility to have a live-in manager. Also, keep in mind that certain states will limit the amount you can charge and the number of residents you can have.

Get Started Now

Degree of Care

You can provide services to the elderly who do not require continuous medical attention. If you accept people who require 24-hour medical care, you will need to engage professional medical assistants or a practical nurse to be on duty at all times. Even daily medications must be provided by a professional medical assistant, unless the senior residents are capable of managing their own prescriptions.

Undertake Market Research

Investigate the need of your local area for an elderly foster care home to be established. You can start by contacting local nursing homes. Get their lists of residents that are not being cared for by family and see if they would recommend any of their residents to your facility.

In addition, the elderly are often part of community groups that can be very helpful in finding residents for your facility. These groups often include people who have no family members to care for them and they are grateful to be given a place to live.

Research Your State’s Requirements

You’ll also need to research any state regulations on the establishment of an elderly foster care home. This can be accomplished by contacting your county’s department of public welfare.

Make a written business plan for your new business. Include all expenses, fees, potential market for services and the address of the building you would use for the facility. Talk over your business plan with your state agency to see if it meets the current regulations.

Get Quotes For Insurance

You will need to have liability insurance for your business. Check with your insurance agent for the best coverage for your needs. Be sure to check on the costs of the premiums.

Assemble Your Personnel

Next, assemble a team of highly trained and dedicated staff. This team will include the administrator, medical aid, maintenance person, and cooks.

The administrator will oversee the residents, make sure all residents are cared for, and maintain records and do the payroll. The medical aid will also be available 24 hours a day for all residents requiring around-the-clock medical attention. The maintenance person and cooks are necessary to keep the facility clean and prepare meals.

Residents’ Contracts

This form would specify the type of care to be offered. Before the resident or a family member may be approved, this contract must be signed. Have it drawn out by an attorney who is knowledgeable with such contracts. This ensures that all conditions are legally binding and that you, the owner, and the resident are protected.

Promoting Your Business

After you have opened your facility, you will need to promote it. Contact local newspapers and radio stations. Offer tours of your facility to local businesses, churches, and other community organizations. Offer meals for residents, their families and community groups.

Conclusion

Establishing an elderly foster care home can be a profitable business venture. Make sure you research your state laws and any regulations they may have. Get as much advice as you can from the social workers in your local area. Investigate the need in your area for your services.

A Complete Guide to Opening a Group Home in the United States

Group homes are facilities that have long helped individuals in the United States needing some level of personal or medical care.

Whether they need personal care, medical, or psychiatric assistance, group homes let people access needed resources while still living with a level of autonomy.

If you have a penchant for helping people in need and want to build your own group home, here’s what you need to do:

Get Started Now

1. Find a Qualified Location

The first thing you’ll need to do is find a location that’s both safe and acceptable for residential use. If you’re planning to house people who require medical or psychiatric help, consider looking for a place near an urgent care center or medical or psychiatric facility.

In most cases, these facilities will have both the equipment and the staffing required to provide the resources you’ll need.

2. Obtain a Business License

Since running a group home is a business, you may need to obtain a business license. This might also require you to register a formal business name with your state.

You can find out more about how to go about this by contacting your state bureau of commerce.

3. Decide Between Medical or Psychiatric Care

If you plan on offering medical or psychiatric care, you’ll need to find a facility, doctor, nurse, or other medical professionals that can provide the care that’s required.

You might even be able to partner with an existing institution to offer a wrap-around service or one that provides both residential and outpatient care.

This means that after your residents finish receiving treatment, they can return to the group home for additional care or to have the medications necessary for the treatment administered.

4. Apply for Medicaid

Before you can open a group home, you have to decide whether or not you want to use Medicaid.

Remember that Medicaid is a federal program managed by the states, and it’s not free money. There will be administrative costs associated with running a Medicaid business. You may have to increase your salaries to cover some of these expenses since Medicaid has a cap on wages.

On the other hand, though, you’ll also have access to a lot of money, some of which you can use to subsidize your business.

5. Find Residents

You may be tempted to reach out to friends or your family to find the first people who will share your home, but it’s actually against the law to do so.

Instead, you’ll need to go through the state’s mental health office and request that a representative of the state come to your home to conduct a clinical assessment.

You’ll have to pay for this assessment, but it will help you to determine whether or not your prospective residents need to be in a group home setting.

6. Contest a Denial

If your residents are denied access to your group home, you can appeal this decision by contesting the decision. This can be done by filing a complaint with the appropriate agency in your state after receiving an official notice of denial.

You’ll have to wait a set amount of time before you can file the complaint, and you’ll have to submit your complaint in writing, with copies of all official documents you have. While there will be additional administrative costs, you won’t be charged a fee.

Conclusion

Starting a group home is a complex process, and you’ll have to deal with many different agencies to ensure that you’re allowed to do so. However, once you’ve found and trained your residents, you may find that it’s one of the most rewarding experiences you’ll ever have.

The Advantages of Group Home Living for Seniors

When it comes to residential options for Seniors, it is usually down to two choices—aging at home, or large assisted facilities. But these are not always the most viable options. Seniors are always looking for viable options that are safe without sacrificing economy nor community.

Enter Group homes. Group homes are sometimes called residential assisted living, residential care homes, adult family homes, or board and care homes. They usually house as little as five to as many as twenty people who live in a home, including trained staff who tend to the residents. The staff supports the day-to-day lives of residents, from necessities to emergencies. It’s important to remember that each group home has its unique features. Some may focus on specific care for diseases or ailments. Some allow pets or have multilingual staff. Policies and guidelines also vary per state.

Despite their differences, there are distinct advantages to living in a group home for seniors. If this is something that you want to learn more about, read on for our list of advantages of group home living for seniors.

Get Started Now

Higher Ratio of Staff to Clients

By design, group homes offer more focused care, because there is more staff to serve a smaller number of people. Larger facilities usually average more than 20 residents, with some going up to 200 residents, which means that the sheer scale would entail more manpower. Because of the higher ratio of staff to clients in group homes, they are able to form a more personal relationship with each other. Staff are able to better cater to individuals and are there to support immediately during times of emergency.

Customizable Meals

Due to the smaller scale of people, group homes usually do not need an industrial-sized commissary or kitchen to take care of residents. Food in a group home is usually cooked in the home kitchen. The small batch of food means that special requests can be made when it comes to individual meals. When you check out group homes, make sure to see if they can tailor to the Senior’s allergies and food preferences.

Cozy and Friendly Environment

Group homes are usually in houses, which is an environment where residents can easily form familial relationships with each other. Friendships with other residents and staff can cultivate a healthier and happier environment. Having each other lessens loneliness and encourages social interaction. In fact, the staff and their family members may live in the house, which can create a more family-like atmosphere.

More Manageable Costs

Group homes cost less to maintain, which means that they can be maintained to a higher standard. Because they have fewer amenities, it also means that they can be a more balanced and economical option. While the prices will depend on the state and the market, they can be a good option versus large assisted living facilities that offer on-site beauty services, events, and classes.

Mandated Annual Training for Staff

States usually mandate annual training for staff who directly care for residents to ensure their safety and protection, not just physically, but emotionally and mentally. Not just anyone can serve residents in group homes, so you can rest assured that your loved ones still get the proper care.

Conclusion

We hope this article has helped shed some light on the advantages of group homes for seniors. As you can see, group homes are one of the best (if not the best) options for seniors. Considering how great they are for seniors, it wouldn’t at all be surprising if some of you are thinking of starting your own group home.

Narrowing Down Your Financial Options for a Group Home

There are many types of group homes that can help house all sorts of people. There are some particular niches that you can build upon, such as the homes for the disabled, foster homes, re-entry homes, recovery homes, and more.

Any of these facilities are well-intentioned and can help your local community in finding care and shelter. Group homes can also provide you with a personal purpose and fortune, depending on how successful and helpful they will truly be.

Get Started Now

Starting or operating a group home doesn’t have to be expensive, but it can certainly require money to sustain it. Some may require a bit more cash than others depending on what type of group home you end up running, but here are five financial options that you should consider:

Personal Financing

Investing your own earned money into starting a group home can be the most uncomplicated way to go as you have a grasp over the budgeting process and bank accounts. However, some people may find that they don’t have much to work with, hindering their plans.

Consider taking out a personal loan. There are other options too, such as arranging a donation drive or speaking with other investors who may be interested in helping others. Explore and check out other resources to learn more.

Private and Government Grants

Private foundations and government entities, both at the federal and local level, may be willing to provide grants for a group home if it means benefitting the community. However, do keep in mind that many applicants are eyeing to get grant money from these establishments as well. Stay in contact with providers for the application process to ensure you can send one in.

The most common grant you can apply for in terms of financing a group home is the United States Department of Agriculture’s Community Facilities Direct Loan & Grant. This USDA program aims to help not-for-profit corporations in providing facilities for different people in rural areas. Seek child welfare agencies too, as they may help too in some circumstances.

Educational Programs

Certain educational programs may only apply to youth group homes or foster group homes. Different schools can provide further advice and aid for housing, so it’s worth checking. Take a look at these in order to get some extra support if your group home is under a similar category.

Additionally, school meal programs do allow foster children to get free breakfast and lunch from school. Reducing the expenses needed in your group home can help you lighten the load from running the place.

Housing Subsidies

Housing subsidies are a form of economic aid that helps low-income families and other groups of people get affordable shelter. As group homes do help in housing people, it would be quite ideal to inquire about these organization-sponsored subsidies and applying.

The Federal Supportive Housing for People with Disabilities Program specifically assists group homes with disabled adults. However, the funds themselves will be given to the individuals. Be sure to communicate with your tenants on the terms of your group home.

Conclusion

Group homes can be extremely helpful to many individuals who have been seeking a place to stay in and people to be with. If you’re aiming to assist these groups, be sure to find a stable way of financing the residence.

Understanding Group Homes for the Elderly—What to Know

If you have an elderly loved one and no one in the family can provide the care they need, you could think about sending them to a group home. Also known as a residential care home, boarding home, or adult foster home, a group home can look after aging adults with physical, mental, and intellectual conditions accordingly.

Group homes have been around for a long time, with a mission to provide a certain extent of independence to the elderly while fulfilling their basic and personal needs at the same time. It’s an excellent idea to start a group home business because it provides a cheaper alternative to assisted living.

While it still highlights living in a community and offers personalized care to meet the needs of the elderly, a group home provides distinct advantages that set it apart from other nursing homes. Keep reading below to learn more about the homes and what makes them different.

Get Started Now

What Is a Group Home?

As adults grow older, not everyone has the luxury to continue living in their homes on their own because they require assistance from others if they wish to remain comfortable. A group home is similar to other assisted living centers and nursing homes, but there are still differences.

Depending on the state, the requirements vary for group homes. However, generally speaking, they are a residential facility that can house several people that can reach up to twenty people. They offer a homey vibe, although larger group homes can sometimes be more institutional.

For plenty of states, group homes operate the same as other assisted living places. For other areas, their policies are more relaxed. Most of the time, group homes cater to private bedrooms, but their bathrooms are often shared, and their meals take place in a communal setting.

Individuals interested in owning a group home startup can choose to live on the property or stay in a different location, along with owning other homes as well. In some cases, states can permit owners of residential care homes to manage them legally, even without a license.

What Seniors Can Expect from a Group Home

The kind of care the elderly can expect to receive once they sign up into a group home will depend on the organization and the community they choose, and the state they reside in. Every state offers distinct rules and regulations, and they will propose the type of senior care involved.

As much as possible, aging adults shouldn’t expect to acquire the same care that assisted living communities and nursing homes provide when they enter into group homes. Fortunately, they can look forward to receiving around-the-clock supervision, housekeeping and laundry, and complete meals and activities.

Group homes will also provide transportation each time seniors have scheduled appointments with their doctor, set reminders for taking medication, and often assist with personal care. Other homes can cater to house call services and have a physician or nurse visit the group home to provide medical attention to aging adults.

Unfortunately, there won’t always be a healthcare provider within the property supervising the elderly at all times. If a senior will always require help regarding their toileting and transferring, they may require a higher level of care than what a group home can provide.

Conclusion

Starting a group home for veterans and seniors is a great way to assist your community and watch over those in need. It’s different from nursing homes and other assisted living centers because of the solutions they provide. If you wish to open up a group home, you must learn to adhere to your state’s guidelines and understand what you’re signing up for before pushing through with your plans.

Predicting the future – Where will Group Home Demand Be In over next 20 years?

Predicting the future – Where will Group Home Demand Be In over next 20 years?

As business owners, entrepreneurs and investors – one of OUR JOBS is to predict the future.

Frankly, this game becomes quite easy the more you do it and the more you read. Although it is a game of calculated risk and probability……

YOUR JOB IS TO TAKE LARGE BETS WHEN THE PROBABILITIES ARE IN YOUR FAVOR

In other words, if you are at the blackjack table, and you have 21 and YOU KNOW WITH 99.999% certainty that the dealer can’t beat your hand……

YOU PUT ALL YOUR MONEY ON THE TABLE….

Using this thought process, lets walk through the business of group homes and the demand for this type of housing:

LONG TERM DEMAND:

Children must be socialized by the time they are 4 years old. There are thousands of studies on this stuff….here are a few:

https://www.ncbi.nlm.nih.gov/pmc/articles/PMC4426688/#B5

https://www.ncbi.nlm.nih.gov/pmc/articles/PMC3524590/

In a nutshell, if they are not socialized by the time they turn four years old, they will be alienated by their peer group. By the time males turn about 16, their testosterone begins going through the roof. This begins to wane around 26-27 when most men begin to take on the burden of a career, responsibility and often the burden of a long term family unit.

Knowing this, ask yourself the question:

What happens to the kids who are not in school, camp, class, sports etc right now and therefore are not being socialized?
What happens to these 2-6 year olds in 10 – 14 years?
What are the long term consequences?

The answer is obvious! There will be A HUGE DEMAND FOR GROUP HOMES!

Parents, family members etc are going to want to move their children out and into places where others (i.e. you) house, feed and take care of these people.

CURRENT DEMAND:

Do I really need to send you articles on the HUGE DEMAND FOR GROUP HOMES and the HUGE NEED FOR OUR GROUP HOME COURSE STYLE MANAGEMENT AND OPERATION OF THESE HOMES?

Millions of Americans are about to lose their homes

MILLIONS OF HOMELESS ARE BEING HOUSED IN HOTELS

$800 MIllion FOR HOMELESS HOUSING IN LOS ANGELES

The list goes on and on and on and on…..

The beauty of my GROUP HOME COURSE model??

No licenses are needed
No money is needed
You do not need to own the real estate
You do not need a college degree
You do not need to go $160,000 in debt! (to make $30 – $45K per yr)

And contrary to common belief, you do not need the home to start!!!

The very first step is to find as many organizations like this in your area.

Think about it, if you had caseworkers following up with you every week begging you to open your home, and you had a 2 – 3K check guaranteed every month to come in for each home (1 person can manage around 15 – 20 of these BTW) …

Wouldn’t you feel more confident leasing a new home, purchasing one, or partnering with a landlord?

Do the math on that 2nd to last paragraph. What is 15 x $2,000??? Not a bad monthly check huh? Stressed out landlords are literally GIVING AWAY their properties to GROUP HOME OWNERS in order to get a small piece of the pie!
