#1. START TODAY. YOU CAN ALWAYS TRADE UP.

The minute you land on a property BUY IT. Do you want to PAY RENT or CHARGE RENT?

Do Not Be Scared if you don’t have the money to buy it. If you get a Deal – YOU CAN FIND A LENDER OR PARTNER.

Do you know the difference between a lender and a partner? A lender is typically a bank or debt partner. A typical partner will be an equity partner.

YOU ARE FIRED! (But if you own your own group home – YOU CAN’T BE!)

I arrived in San Francisco yesterday. When crossing the GOLDEN GATE BRIDGE on my way to NAPA, the driver told us a story of his relative who was recently fired after 35 years at the same company.

He was an executive. The CEO of a subsidiary to a multi-BILLION organization. His job was to grow his division, and recently one of the acquisitions did not turn out as well as the board thought it should have. He was given two options:

1. Resign with 16 weeks severance
2. Be put on “Probation”

He resigned.

I heard another similar story the previous week. A young lady that worked at a production company was essentially the company whipping post. No matter what, whenever something went wrong – she took the blame. Apparently one of the shows they did was a flop….and guess what? 3 weeks later she was fired. Gone. 3 weeks severance.

                                                                                                   I CANNOT BE FIRED

One of the beauties of running your own show – be it through GROUP HOMES, REAL ESTATE INVESTMENTS or other operating businesses is that 
                                            
                                                                                                    YOU CANNOT BE FIRED.  

You have a TON of responsibilities, but YOU cannot ever be fired. Can you be put out of business? Yes. Can you screw up on your management decisions? Yes. But you can never ever be fired.

#1. When the first of the month falls on a Friday and especially when there is a Holiday that weekend, START HOUNDING YOUR RESIDENTS / TENANTS FOR PAYMENT

Look, whether you run class A multi-family or Class D stuff (or somewhere in between like many of my GROUP HOME subscribers do) you will ALWAYS have a certain % of people that are going to SPEND ALL THEIR MONEY during that time period.

Your job is to get to them before the grocery store, liquor store or amusement park does.

Let me explain. Today is June 30th. July 4th is on Wednesday. Most people were paid yesterday or will be paid on the 2nd or the 3rd. TRUST ME, they are thinking about celebrating July 4th rather than paying their rent!START GETTING ON THEM TODAY.

TEXT, PHONE CALLS and IN – PERSON REMINDERS.

Get your house managers to start hounding the residents TODAY!

As we go into this 4th of July Week, many of you are going to have time to enjoy family and also time to reflect and think.

Risk Vs. Stability In Your Group Home Business!

                   “Andy, what about investing in the stock market?”

I am not a stock market guy, so I really can’t answer. Here is why:

When I was 22 years old I worked at a tech company. I bought their ESOP shares. I was always able to buy them at a 15% discount to their publicly traded value.

At the time, the market was HOT. Eventually, I had about $9,000 worth of this company stock. Did I sell it? No! I (like everyone) was waiting for it to go UP UP AND UP!

I remember when I went to bank of america for my first loan that summer. I asked them for a $52,000 loan and they asked me what I had to show for it. I told them a job ($35,000/ year) and my stock and about $6,500 in cash I had saved up selling cutlery.

Long story short, the banker told me that my stock didn’t count! Basically, to them it was worthless.

HERE IS WHY

Stocks (buy and large) do not pay you!

AT&T collects from you MONTHLY, yet if you own their stock, they pay you QUARTERLY.


WHY??

Because CASH FLOW IS THE HOLY GRAIL.

GET IT???

Bank of America took some of my CASH as a down payment and qualified me based on my INCOME and my CASH (remember – my tech stock never paid me any income! – but my job did)

The insurance business model is to collect premiums and not pay claims. Plain and simple. I know this breaks the heart of so many good people out there. But it is the TRUTH.

How do I know this? For one, I have a LOT of real estate. Not compared to some 8 ZERO folks out there, but compared to most. And the insurance companies LOVE to play games.

THERE IS A LOT OF MONEY IN CONFUSION

1. You sign a policy
2. You pay the premium
3. They send you a letter claiming it “didn’t meet underwriting guidelines”
4. They fail to include the PROPERTY ADDRESS! (Are you ******** kidding me??)
5. You ask your agent which property this is for
6. 3 days later, the agent gets back to you, but without a reason
7. You ask for a refund
8. You are now sent a “reinstatement” letter a week later
9. 30 days later, you receive another cancellation notice
10. And the cycle of confusion continues.


By the way, this is for “A-Rated” carriers. Trust me, its a SCAM. They know EXACTLY what they are doing.

THIS IS NOT 1950’s AMERICA ANYMORE.

 

The insurance companies know with 110% actuarial certainty that they can confuse you with paperwork. I repeat…there is a lot of money in CONFUSION


Look, there are plenty of people scamming the insurance companies for roof repairs etc. And insurance companies can and DO pay claims.

But when all is said and done, these insurance companies are playing games.

 to BASH the insurance industry (even though I am 🙂   It is to illustrate a point. Watch out for FAKE NEWS that can actually impact you. CNN & FOX really can’t impact you. But your insurance CAN.Fake insurance can impact you.

Make sure you aren’t paying premiums with nothing in return

Fake “retirement” can impact you. Make sure you aren’t loaning Wall Street money for 40 years at 4-8% (with no dividends) and letting their lobbyists have the IRS and Federal Government Fine You and Penalize You when you attempt to take some of YOUR savings before you turn 70 years old! (they too, have their actuaries and know with certainty that you WILL try! )
