I dont have much time today so here is your 8 step checklist for GROUP HOME MARKETING SUCCESS LIKE I TEACH IN MY GOLD COURSE

#1. You need a list of case workers and social workers in your area. If you are in a BIG CITY, you need at least 250 – 300 of them

YOU MUST HAVE THIS IN ORDER TO SUCCESSFULLY MARKET YOUR GROUP HOME

#2. Sign up for mail chimp or another free email service. Email these case workers and social workers 1-3 X per week

#3. Sign up for E-Fax and BLAST emails to these offices daily

#4. 80% of sales occur after after the 5th close. You will not lease up a house in 1 month if you are starting from ground zero

#5. You need to build PERSONAL relationships w these doctors, nurses and case workers

#6. Doughnuts AND breakfast Tacos with your marketing materials! Drop off Breakfast at the hospitals, VA clinics etc. Do lunch and learns

#7. Advertise online. A www.placeformom.com, google etc

#8. GET A WEBSITE! If you dont have a website, you are in the STONE AGES. People are not looking in the yellow pages anymore. You can build your own for $500 – $4,000 or you can use the same one that we use. We charge about $700.

The guy is at the properties EVERY SINGLE DAY at 6 AM – 7AM and literally does EVERYTHING from digging ditches to patch plumbing leaks, to painting rooms, to cleaning out messy rooms, to killing bed-bugs to transporting clients.

HE IS A STUD.

We could have been like SO MANY OTHERS and never found anyone good…. but guess what?

WE DESERVED TO FIND A GUY LIKE HIM.

I GET HIM CHRISTMAS PRESENTS, I TAKE HIM TO LUNCH AND I PRAY FOR HIM. I don’t want to turn this into a religious prate, but this is the truth.

There are 3 simple reasons for this:

1. People don’t know how to get money

This is because of the financial talking heads on CNBC and elsewhere that give worthless advise and persuade you to loan them your money for 40 years with the allure of a “tax-free” retirement…..(its called a 401K)

Some of the other advise includes:

– Skipping your Starbucks and saving $500 per year

– Investing in a “Well-Diversified” Portfolio of Mutual Funds (that continues to make the mutual fund manager EXTREMELY Wealthy)

– Going to college, investing in “higher education” and taking on $40,000 – $100,000 in student loan debt in order to get a good job (which by the way, will eventually be replaced with a robot or lost when another company merges or buys out your employer)

Look, the above advise MIGHT BE right for you. If it is, then I can assure you that being independently wealthy and owning your own GROUP HOME business is NOT the path for you. You read that correctly…maybe you should not start a group home!

Finding a Foreclosed Property and Fixing It On The Cheap = More Monthly Group Home Income

Back on Feb 11th, I put out a quick blog post on how to lower your group home rent with foreclosures – (which can be found here) and I discuss the techniques and strategies that you need to implement when finding, financing and fixing foreclosures. In fact, the above photo (and the below ones) are of the same house shown on Feb 11th. This is how you can make a fortune with your GROUP HOME, sober home, assisted Living or care home business……by keeping the rents low!

The reason why this is so critical is because if you can keep your rent costs LOW, you will have more profit (read: spendable income) at the end of each month for your group home business. 

EXAMPLE:

If your 10 bed group home was purchased for retail value – i.e. $150,000 – your monthly payments will be in the neighborhood of $1,200 – $1500 per month

If you purchased this same home for $60,000 and spent $10,000 fixing it up, your monthly payments will be in the neighborhood of $500 – $700 per month. Yup, you just lowered your group home rent to the tune of $6,000 – $10,000 per year. 

THE NET INCOME DIFFERENCE EACH MONTH FOR YOU?

Yes, finding properties at a discount and learning how to fix them up on the cheap is CRITICAL when it comes to producing cashflow.

                                   HOW THE PROGRAM WORKS AND HOW YOU CAN MAKE MONEY
I get hundreds of emails per week asking me how to apply for grants. As I tell everyone, that is not my specialty.
Additionally, (I hate to break it to you) you are not going to get one! The big non profits get the grants. If you do get a grant, you’d be lucky to get $35,000 and quite frankly, that is not enough to help you out.

               My job is to show you how to create a PERPETUAL INCOME STREAM YEAR AFTER YEAR.

I don’t want to show you how to apply for one grant and then potentially not get a grant the following year.

                                                            HERE IS THE MODEL THAT I TEACH IN MY GOLD COURSE:
1. Locate these programs that have received over $2,000,000,000 (2 BILLION) in funding

2. Contact them

3. Show them that you have your act together – i.e. you have a house (or many group homes) and that they are furnished and that you provide additional services (food, transportation, med-management etc.)
