THAT I SENT OUT REMINDING MY MANAGERS HOW TO GET FREE HEALTH AND HUMAN SERVICES MONEY

Manager Name,
#1. High level, get a 3 day notice out to EVERYONE. Finesse it for this month. Otherwise we will need to wait until April to file it. Let them know this will give them an April credit. You need to be smooth with this. See document titled “3 – Day Notice”

#2. Fill out the document titled, “HHS Rent Statement” (this SHOULD expedite the process,) just know that when you take the in there, they may have a new form that they want filled out.

#3. Fill out Document titled “HHS Page 1” and “HHS Page 2”. You will really need to do this for the tenants as they do not have the ability and most don’t know how to.

#4. After this has been given to the case worker, we will get an email from one of the case workers (or a fax) and you will need to print and sign it. Once you do this, the payment will be issued**

**That said, it will take probably 3-6 weeks to process which is fine. These will essentially be receivables.

Lets execute on this!!

1. Gather up all clients, Stand in line and submit application

2. They will call back the applicant and set up a meeting (which is why you want to pre-filled out)

3. Show income verification.

– If person makes over $465 per month, they are INELLIGABLE

– If person’s income is SSI or SSDI, that income IS NOT TAKEN INTO CONSIDERATION.

– NOTE: ALL APPLICANTS SHOULD BE ON SSDI OR SSI IN ORDER TO PROCESS PAYMENT

4. Show proof of CRISIS and why the individual cannot pay their rent. Examples are:

– Prescription costs went up

– Medical expenses

– Car broke down and had to pay the mechanic. Show a bill from the mechanic

– Simply show why there is no money left

5. Provide eviction letter from landlord

6. HHS Office will fax over signature letter for property manager / landlord

7. Payment will be issued.

Below is an excerpt from one of these examples. The story is mostly written from the point of view of the tenants, but I want to highlight  the owner, Amy Bacashihua.

She is not a FREE 10-PART COURSE member….that we know of….but she is doing exactly what we teach. In a nutshell, market to organizations that serve your target market (like LA Family Housing in this example). Set your home up for roommates.  This would be affordable to your tenants and profitable for you. Provide GREAT service. Collect a nice guaranteed income from those organizations like LA Family Housing, or the Government (SSI in this example). Do some simple math and you’ll see that

The home is owned and operated Amy Bacashihua, a woman who ran group homes for the elderly most of her life. She currently has ten tenants and beds at a base rate of $1,000 a month – but has a policy of leniency motivated by her Christian faith.

She’s giving the Valentinos a significant break on the rent, and LA Family Housing are giving them supplementary assistance for a couple months until the couple can save money. She also accepts rent by way of Social Security or disability insurance.

A welcome sheet and mission statement for the home calls it a “collaborative housing program” and “a never-give-up experiment to reduce homelessness among a diverse group of people in the area who are unable to afford housing by themselves.”

Tenants do not sign a lease but must have some form of monthly income, stick to two to a room and “follow a set of rules, including doing chores and attending counseling sessions.” Bacashihua, who lives at the home, said she sometimes struggles to manage behavior issues related to substance abuse.

“I do it because I have hope that they can get out of this situation,” she said from outside the home Tuesday, suggesting the model is part of a growing network of shared low-income housing serving formerly homeless people.
