If you’ve exhausted your own network of family, friends, and friends of friends that might have a vacant rental property for you to use than the next option is cold marketing to landlords. The good news is that there are hundreds if not thousands of people in your area that have problems that YOU can solve with a Group Home…
1) They have a vacant property
2) They would like to make more money
3) They would like to not get called about their properties
Where do you find these people? Every single “for rent” ad you see in your newspaper, Craigslist, Zillow etc. etc. all have THE SAME PROBLEMS!!!

“House is not in best shape. Vinyl floors and laminate in poor condition. There is clear evidence of foundation problems. Landlord will not fix floors. House has nice back yard. Garage was converted to extra room. House is priced cheaply due to the lack of remodeling and its poor condition. On the positive side. The house is 4 bedroom with a extra room and has 2 bathrooms one with tub and the other with a tub.”
Do you think this homeowner has traditional renters blowing up his phone day and night to get into this gem? NO! He is MUCH MORE likely to negotiate on subletting..if they even have a policy like that. That’s really all you need. But the underlined sections are PROBLEMS. What do we always say? Want to make a lot of money? Figure out how to solve problems! These are some questions I would ask this homeowner to get an even better deal than is already presented…
